OK. This is complicated, and might be better suited to relationships or similar, but I have a problem of my own making.
I bought a small house in 2005, and overpaid for it. Soon after, I ended up meeting someone I would end up marrying. After a few months, I decided to rent out my house (I was underwater and could not sell). The tenants seemed okay when things started, but after a few months, they were falling behind on rent, and always had an explanation (some of which turned out to be "excuses" that were untrue). When I finally asked them to leave, they owed thousands in damages and unpaid rent.
When the marriage dissolved after a few years, my child (then legally an adult) and I moved into our house. It had accrued a little equity, I was able to refinance it, and things seemed likely to be okay.
My child, however, ACTED like a child. Enrolled in college classes, but did not attend. Never lasted more than a month or two at a job. Never seemed to have any money, so did not contribute to expenses. But the straw that broke the camel's back was when they basically refused to do any of the household chores, while I worked full-time and paid all the bills.
After 3 years of warnings, and what SEEMED to be an improvement (they were doing their own laundry, putting dirty dishes in the sink, and cleaning their cat's litterbox), I had an opportunity to move closer to work. I agreed to let my child and their SO stay in the house, provided they paid a minimal rent and covered the utilities.
Within weeks they had split with the SO, and aside from "dancing" had no income to speak of. I forgave that for the first month or two, but ultimately, when I stopped by the house, I found the trash overflowing, flies in the kitchen, crusty dishes everywhere, and cat poop on the floors. I felt I had no choice, and told my then-23 year old to move out. My plan was to sell the house and be done with it.
Then the daughter of a man I had previously dated for several years (off and on) reached out, looking for a place to live short-term while she and her BF got on their feet after some financial setbacks. I agreed to a ridiculously low rent (about 1/3 of the mortgage) for a period of 4 months, with them paying the utilities. I did not collect a security deposit, and gave them the second half of the month they moved in for free.
Things were sort of sketchy. The rent was often late. Their numerous cats ruined my nearly-new carpets. Furniture I left at their request (for their use) had been destroyed and dumped in the back yard. They were getting Code Violation tickets for not keeping up the property.
I don't know... Maybe the house is jinxed, but soon after moving in, the BF left, and the girl was "dancing" to pay the rent alone. She eventually moved in a neighbor, his baby, and the baby's mom, to help with bills, without letting me know. Not only did they fail to pay their share, they also parked a car on my lawn which resulted in MORE fines. For almost 3 weeks I asked them to move it, and they said they had... but when I drove by, the car was still there, killing my grass.
This girl had always been an overachiever, very polite, and so the whole thing was out of character. She got rid of that "roommate" and soon started seeing a neighbor('s son) who began to stay with her pretty quickly. A few months in, when rent was still being paid unreliably, and I was getting excuses from her, I reached out to HIM directly. I learned he had given her cash for the rent, had his mom drive her over, and was therefore SURE she had paid, and that I was trying to "scam" them.
After I provided deposit receipts (I am super flexible on HOW they pay. Sometimes they pay online, sometimes hand deliver cash, and sometimes put the money in a bank account opened for this purpose, from which I can then withdraw it) and was able to show she had "shorted" the deposit. I realized this was news to him.
I decided to go to the house, talk to the girl, and find out what the heck was going on. I saw no option but to throw them out. I did not want to damage my relationship with her or her family, so I reached out to her dad/my ex to tell him what was going on, so he could help her. For some reason, he wanted nothing to do with it.
What I learned while there...
She had been shorting the rent because she was addicted to opiates. She had been hiding it from her BF, but getting a job at a local pharmacy (and being immediately fired after being drug-tested) left her with no choice but to tell him the truth. Particularly as she was 20 weeks pregnant. I don't think she would have told me... she was wearing a baggy hoodie, but had left a pregnancy book out where I saw it.
They agreed to an increase in rent once I explained that our agreement had only been for 4 months, and was now rolling into the second YEAR, at a rate WELL below market and which I was subsidizing by about $600/month in terms of the mortgage, water and sewer bill, and trash collection. Their rent is STILL less than my mortgage payment, and I am the one paying for repairs and maintenance. I have had to get an HVAC person to rebuild the furnace, electricians and plumbers to fix things that were fine when they moved in, remodeled one bathroom completely, got them a new stove, washer, and dryer, and replaced the old front and back doors with steel security doors with pushbutton locks, at my expense.
She has not worked regularly since. She DID get off the opiates, and they now have two healthy kids (a second "oops" followed the birth of the first by 6 months).
I busted my butt making sure they had what they needed for BOTH kids, providing diapers for YEARS until both were potty-trained. I got furniture, clothes, and all the accoutrements they needed, since they could not afford these things.
They have repeatedly said they want to/plan to buy the house from me, and mentioned "rent to buy" but there is nothing "left" from their payments to apply to a downpayment. Furthermore, I gave them a month "free" when each child was born, a month free at the start of COVID, and free months twice in November so they could shop/prepare for Christmas. I send birthday gifts to her and her BF, as well as the kids, and we socialize occasionally.
Here's the thing. ONLY ONCE did they pay "by the first". In fact, they never pay in one payment. They send little bits of money ($200-$300 at a time) throughout the month. Sometimes they come up short at the end of the month, and I have to ASK if there is a deposit missing from my account that they made that got lost. They do not let me know when there is a problem that will make their payment late/short. They normally acknowledge that they owe "part of" the prior month. I have never hit them with a late fee.

BUT
SO (TL;DR)
Ideally, I'd like to remove the set of not-very-reliable tenants paying "below-market" rent. But I have a personal relationship with my current tenants as well, and fear they will struggle without my financial assistance. Then again, that isn't my problem, except that I co-signed on their car note.
I'd like to allow my flesh and blood child to move in instead, knowing that I can get the same rent the current occupants pay, with far less wear and tear. I can arrange for contractors to come fix the floors and walls, and upgrade the kitchen while my kid stays there, so that when my kid moves out, it is ready to list/sell. My kid's rent would stay the same as they pay now
If my tenants were in a position to make an offer NOW, I'd be willing to take 10% below the appraised value. But I doubt they have any way to come up with money to put down on it, and their income and credit score make it unlikely they could get financing.
I guess I am trying to figure out how to "break the news" to the tenants, and whether it is fair to ask them to leave in 60 days. I considered letting them stay until the school year ends, but only if they keep paying the rent. I realize I probably will STILL get it in "bits and pieces" and if they stop paying I will evict.
Do I just let the damages slide? Would that make me less of a jerk for throwing them out?

I'm working on a strength int build because I think its a funny idea and i have three versions. The first two can mid roll with crown of dusk, giant, giant, soldier waistcloth. Probably will be mainly mid rolling due to higher defense. Version two and three have access to havel's greatshield buff, which is essentially 30 seconds of infinite poise. Super potent and can be hidden by red tearstone ring or a transient curse for extra surprise factor.
Build 1: https://www.mugenmonkey.com/darksouls/674547 28 strength tcc. I will occasionally between crystal magic weapon and iron flesh. Uses enchanted great club for 1 handing and crystal for 2 handing. Sometimes with cmw.
Build 2: https://www.mugenmonkey.com/darksouls/674521 34 strength manus catalyst that can take advantage of Havel's shield buff. Has a stronger great club but no velka's rapier and slightly less health and int. Not sure if manus is better than tcc with 34 strength.
Build 3: https://www.mugenmonkey.com/darksouls/674526 Dragon form version of build two with more int, health, and velka's rapier at the cost of defense and crown of dusk.
Whatcha think? I'm not sure which is the most effective one or if any are even good at all. I really like versions 1 and 3 because enchanted great club is funny and dragon roar is useful. But 2 seems like a pretty ok medium between the two, despite less health and int...
